A legal contract for the lease of land; contains an agreement that the lessee is obligated to pay rent each year for the use of the land for the duration of the contract; the lessee usually builds on the land but the buildings so constructed must be turned over to the land’s owner at the termination of the contract.

Generally speaking, one may use a ground lease to occupy a piece of land and make improvements to it. For example, one may build an office on the land. Ground leases are important to some investment vehicles in Islamic finance, notably sukuk al-ijara.

At the end of the lease term, the improvements become the property of the landowner.
