Superficies (from Latin superficies, “surface”), in the law of certain bourgeois states of Western Europe, a special real right to the structures and plantings on a plot of land owned by another. The superficies first emerged in Roman law, in which it was considered to be a variant of the jus in re aliena. In contrast to a lease contract, it had a perpetual and hereditary character and could be alienated without the consent of the owner of the land. superficiesenUK
